CSM is Hiring a Regional Property Manager Near Minneapolis, MN

The Regional Property Manager is responsible for the overall management and operations of multiple residential properties. Uses leadership skills to drive revenue, maximize profits and ensure quality. Effective management of the team to ensure achievement of overall financial results, asset preservation, resident satisfaction and positive employee relations.

  • Operations and Financial Management: Manage the assigned properties in accordance with CSM policy and procedures as described in SOP manuals which include: Administration of leasing procedures to meet/exceed budget established for the properties by meeting occupancy and rental rate goals. Prompt collection of rent and initiating Unlawful Detainer process when necessary. Conduct regular property inspections. Work with Community Managers to develop and implement changes to operations based on leasing objectives and resident comments. Oversee all projects at assigned properties. Ensure that a responsible person is available for building emergencies at all times. Establish an operating budget for each property, monthly variance reporting, and monthly revenue/expense reforecasting.
  • Cost Control: Responsible for management of all property expenses to maximize profitability and meet required annual budgets. Demonstrate effective labor management through proper scheduling, monitoring, and adjusting based on business needs. Follows CSM procurement guidelines and applies good business judgment. Responsible for the preparation and management of all property budgets and assigned administrative and/or accounting tasks. Manage and maintain company assets to stay within budget guidelines, approve invoices and prolong the life of company resources.
  • Sales/Marketing: Direct the solicitation of business to achieve occupancy and rental goals of properties. Oversee the accurate preparation and administration of all leasing activities (i.e. – paperwork, applications, leases, etc.) and rental traffic reports. Analyzes market conditions and develops ownership reports, plans and manages all advertising and marketing efforts, makes rental rate/concession recommendations according to market changes. Direct the completion of market studies as needed.
  • Customer Service:  Accountable for resident satisfaction by ensuring residents needs and concerns are responded to in a professional and timely manner. Maintain physical assets to provide a welcoming and pleasant environment for residents. Work side by side with team to train and model appropriate resident service standards.
  • Training: Oversee the training of employees and ensuring training records are maintained. Analyze quality issues, identify training needs and ensure implementation to improve results. Utilize available resources and adheres to CSM training policies. Ensure all CSM training requirements are met.
  • Safety/Risk Management: Conduct routine inspections of exterior and interior community property/grounds and operations to maintain standards per CSM, local, state and federal regulations including AWAIR program. Need to be available on a 24-hour basis i.e. natural/catastrophic disaster. Ensure a clean and safe work environment, and follows all CSM procedures for resident/employee incidents. 
  • People Management: Oversight of full cycle recruitment for all assigned properties, to include interviewing, hiring, coaching, and development of all employees. Evaluate staff performance and takes appropriate corrective action as needed to hold employees accountable. Motivate staff by setting goals, providing ongoing feedback, and rewarding/recognizing employees. 
  • Self/Workload Management: Responsible for effective self/workload management. Demonstrate clear written and verbal communication skills. Promote collaboration and positive, professional work environment. Attend all required meetings. Adhere to all CSM Standard Operating Procedures, Fair Housing laws, grooming/appearance/ dress code standards.

Education:High school diploma or GED required. College degree and professional designations or equivalent experience and professional designations preferred. 

Experience/Knowledge/Skills/Abilities: Seven or more years of residential management or related supervisory/management experience. Must be detail oriented, possess strong computer skills, have ability to communicate well with all levels within and outside the organization, and be able to problem-solve with employees and residents. Must be able to manage multiple priorities in a fast-paced environment.

·Must be able to sit or stand at a desk for up to 8 hours per day.

·Travel to local company operations and out-of-state.

·Requires grasping, writing, standing, sitting, walking, repetitive motions, listening and hearing ability and visual acuity.
